The 1,250 to 2,000 square foot range is the most popular apartment size in North Bengaluru, holding approximately 40 to 42 percent of demand across the reporting period, the largest single size segment throughout, according to June 2026 research from a national property portal.


Why Does This Segment Matter?

At 40 to 42 percent, this range is not a niche, it is close to the centre of the market. It typically covers a comfortable 3 BHK, which the same data shows leading BHK demand at 47.6 percent. The two figures point in the same direction, most buyers in North Bengaluru want a proper 3 BHK, and 1,250 to 2,000 square feet is the size that delivers one without moving into premium territory.

For a developer, this is the safest single size band to build the bulk of a project's inventory around. For a buyer, it is also the segment with the most competing supply, so differentiation on layout and quality matters more here than in a smaller segment.


How Does It Compare to Other Sizes?

750 to 1,250 square feet. This band declined from 41.1 to 37.1 percent over the year, still large but losing share. It typically fits a compact 2 BHK, suited to smaller households, first time buyers, and investors prioritising a lower entry price over space.

1,250 to 2,000 square feet. The largest segment, holding steady at 40 to 42 percent. The practical sweet spot between affordability and space for a family buying a 3 BHK.

2,000 to 3,000 square feet. Part of the demand that rose from 10.5 to 15.7 percent for homes above 2,000 square feet overall. This band suits larger 3 BHK or entry level 3 plus BHK configurations, and buyers here are typically trading price for genuinely more room.

Above 3,000 square feet. The smallest segment by volume, and the one most directly tied to premiumisation. This is a villa and large 3 plus BHK territory, where buyers are paying for scale rather than efficiency.


What This Means in Practice

The market has a clear centre of gravity, 1,250 to 2,000 square feet, and it has held that position consistently rather than shifting quarter to quarter. Above and below it, demand is moving in opposite directions, shrinking at the compact end, growing at the larger end, which is consistent with the broader premiumisation trend visible across the rest of this data.

Kanopy's Opinion: North Bengaluru Needs Bigger Homes at Affordable Prices

North Bengaluru is functioning largely as an investment zone right now, and buyers are responding by wanting more space, not less. This is not unique to North Bengaluru, we see the same shift across Bangalore. During COVID, buyers took whatever they could get, a 2 BHK moved regardless of whether it was 800, 900, or a much larger size, size simply was not the deciding factor. That period is over. Today buyers want at least 1,200 square feet for a 2 BHK and 1,600 to 1,800 square feet for a 3 BHK, and the size data above confirms that shift is real, not just a feeling.

Developers should take the cue directly. North Bengaluru needs bigger homes at prices buyers can actually afford, not the same compact layouts priced as if it were still 2021. Building small and marketing it as premium no longer matches what the buyer is actually asking for.

A separate caution, this time for buyers. There is a kind of madness in the market right now where people buy purely because a category A developer's name is on the project, without checking the product itself, the size, the layout, or the genuine value for what is being paid. A recognised name lowers delivery risk. It does not automatically make a unit investable or easy to sell on later. Check the product before you check the brand, in every case, including category A included
