In AMJ 2026, 3 BHK homes accounted for 47.6 percent of housing demand in North Bengaluru, the largest single configuration category, ahead of 2 BHK at 37.6 percent and larger 3 plus BHK homes at 8.8 percent. This is a share of recorded demand, not a claim that most buyers want the same thing, and the report shows 3 BHK holding this position consistently across five straight quarters rather than as a one-off spike.
Configuration preference is one of the clearest ways to read what a market is actually buying, more direct than a price average, which blends every unit type into one number. The Magicbricks data shows 3 BHK homes have not only led demand in the latest quarter, but have led every quarter the report tracks, pointing to a stable pattern rather than a temporary shift.
What This Says About Family-Sized Housing
A 3 BHK typically signals a buyer planning for a family, a home office, or aging parents, rather than a starter purchase or a pure rental play. North Bengaluru’s consistent 3 BHK lead suggests the corridor is increasingly attracting end users making a longer-term settling decision, not only investors or first-time buyers optimizing for the lowest entry price. That reading is reinforced elsewhere in the same report, where demand for homes above 2,000 square feet has been rising in parallel, with larger configurations and larger unit sizes moving together rather than independently.
Comparing the Three Categories
2 BHK, at 37.6 percent, remains the second largest category and the natural entry point for smaller households, first-time buyers, and investors prioritizing rental yield over space. It has not disappeared; it has simply settled into a clear second position behind 3 BHK rather than leading.
3 BHK, at 47.6 percent, is the corridor’s center of gravity. It sits at the intersection of affordability and space, suiting the largest share of buyers currently active in North Bengaluru: families who have outgrown a 2 BHK but are not yet purchasing at the very top of the market.
3 plus BHK, at 8.8 percent, is the smallest of the three but the fastest-growing, up from 6 percent a year earlier. This category is most directly tied to the corridor’s premiumization trend: larger households or buyers with higher budgets moving into genuinely larger formats rather than simply paying more for the same size.
What This Does Not Mean
Forty-seven percent is a plurality, not a majority, and it is not evidence that every buyer in North Bengaluru wants a 3 BHK. More than half of recorded demand sits outside that category. What the consistency across five quarters does show is that 3 BHK is the safest single bet for a developer trying to match new supply to the configuration most likely to sell, and the clearest signal for a buyer trying to understand where the bulk of genuine competition for inventory will come from.
