Buy if: you work at or near the airport and ,want a ready home at the lowest entry price in the corridor; your budget stops below ₹1 crore; or you are buying a stu,dio or 1 BHK for yield, where gross returns of 4.4 to 5.2 percent beat the Devanahalli average of 3.2 to 3.8 percent.


Do not buy if: you are buying a 2 BHK or 3 BHK as an investment. Over 600 Phase 1 units are listed for rent, and that supply overhang compresses large format yields to 3.0 to 4.0 percent gross. Net of maintenance at roughly ₹5 per sq ft, a large unit here approaches cash flow neutral.


Also, do not buy if you moved to Devanahalli for quiet and a horizon. This is city density relocated 35 km north, wrapped around a shared courtyard, beside a highway, past the airport toll plaza. The open space is real, but open space shared with a few thousand neighbours is a park, not a view. Most disappointed owners in this corridor bought the financial case and expected the lifestyle one.
